DHI Communities is a multifamily development division of D.R. Horton, Inc. DHI Communities is currently looking for a Operations Analyst-PM. The right candidate will be responsible for the management and oversight of several cor Build-to-Rent platform processes. Additionally, the Operations Analyst will assist the team with onsite operations, reporting, and other ad hoc assignments. Essential Duties and Responsibilities include the following. Other duties may be assigned.

  • Work with the Property Management, Marketing and Division Construction teams to coordinate and communicate the construction delivery schedule
  • Provide training to the divisions regarding the construction acceptance process
  • Assist with preparation and review of documentation in preparation for disposition
  • Audit community leases to ensure accuracy and compliance
  • Enter, maintain, and analyze annual operating expense estimates, monitor audit windows, and audit requirements contained in the lease documents
  • Work with compliance department to maintain leasing regulatory standards
  • Use statistical tools to interpret data sets, providing attention to trends and patterns that would be valuable for diagnostic and predictive analytics efforts within the Property Management portfolio
  • Review financial statements and identify issues and resolve
  • Manage reporting workflows to ensure efficiency and timelines
  • Review and coordinate transition of properties in and out of portfolio
  • Work with managers and employees to implement changes and/or follow new processes
  • Collaborate with and support the Property Management team with onsite operational reporting and oversite including:
    • Monthly financial reviews
    • Revenue Management
    • Marketing support and review
    • Weekly reports
    • Weekly meetings with division and onsite teams could be requested
    • Ensure Build-to-Rent smart home services program is effectively managed
      • Prepare, coordinate, and ensure timely completion of property-level and portfolio reporting such as annual business plans, monthly status reports, and other reports as required
      • Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
      • Participate in weekly team meeting
      • Maintain a high level of knowledge on market fundamentals such as rental rates, occupancy, supply/demand, capital market trends, and transaction activity for assigned geographic areas
      • Prepare system documentation
      • Ability to travel overnight Job Requirements:Required Qualifications
        • Bachelor's degree in Accounting, Finance, Business Administration or a related field from a four-year college or university
        • Three years of related experience and/or training
        • Ability to analyze data sets
        • Must have a vehicle and a valid driver's license
        • Ability to communicate and build relationships via teams and other remote style communications
        • Ability to multi-task and possess excellent organization skills
        • Ability to work with all levels of management and personnel on critical projects
        • Strong analytical and problem-solving skills
        • Strong communication skills, verbal and written
        • Ability to apply common sense understanding to carry out instructions furnished in written/oral form and via DRH applications
        • Proficiency in MS Office, email, and Excel
        • Ability to sit for majority of 8-hour workday; use hands and fingers to handle or feel; reach with hands and arms; talk and hear. Specific vision abilities required by this job include close vision and peripheral vision Preferred Qualifications
          • Past Property Management, analyst, or auditing experience is a plus
